Our 3D visual tour is the ultimate in inventory checks for the property owner.
We can show you visually if there is a problem with your home, and have that problem corrected, and then show the finished results. This service is especially useful for the investor who tend not to visit the holiday home, and only use it as a money making tool.

Investing in Spain

In Spain there are over 3 million second homes, and the demand for holiday homes has risen by 3 percent per year over the last ten years. By 2008 the number of second homes bought by foreigners are expected to overtake the number of Spanish buyers. Due to the dramatic rise in UK property prices over the past few years, many brits are finding that they have equity in there homes that can be used to buy a second home abroad. This was once considered a privelege for only the rich.

Owning a Spanish holiday home has never been easier, with daily flights from many airlines at very competitive prices, and an average flight time of just over two hours from almost anywhere in the Uk to the southern Costa's of Spain, that a long weekend to your holiday home is always an option. You wouldn't even need to pack a suitcase, as owning your own home abroad gives you the opportunity to leave clothes, towels and toiletries where you need them, this also means that you wont need to spend up to an hour at the airport waiting for your luggage to come off a carousel ( only to find that it is sometimes damaged or missing).

Many of the foreigners buying Spanish property choose the coastal areas of the Costa blanca, Costa del sol and more recently the Costa azahazahar, Costa Calida and Costa tropical. All of these locations have stunning blue flag beaches and the more inland countryside villages with less than 10 minutes drive to the beach.

We can also offer many other services when you property is being rented out. You will have your own landlords page on our website and can view what is happening with your property, when the rent was paid, when tenants are in the property and when it is available for lets or for you to use yourself. We can also arrange furniture packs, maintenance and anything else you could think of.


Short Term Rental

When we take on your property for rental;

  • First we will make an initial visit to your property and assess its rentability.
  • We will advise you of all of our requirements for rental (e.g. Spare bedding / towels, spare keys, microwave etc...). This assessment will be carried out free of any charges and with no obligation to use any of our services.
  • Using the latest in 3D technology and specialist software, we will produce a full three dimensional video tour and a layout plan of your property, ensuring your potential tenants know exactly what they are booking.
  • Your property will be advertised on our websites, in local newspapers and in our shop windows.
  • We will handle all bookings on our fully interactive website, allowing the owner to access their own booking and accounts page with detailing diary showing when your property is let or vacant and available for your own personal use.
  • All of your bookings will be confirmed by e-mail, fax or SMS.
  • Using your online detailing diary you can schedule weeks for your own use with no booking fee.
  • All funds will be transferred directly into your Spanish bank account.

Enquiries/bookings

  • We will handle all of your enquiries by e-mail, telephone or SMS as soon as possible.
  • We will send a standard e-mail booking form with clear and easy instructions to clinch your bookings.
  • We will even send a welcome e-mail/letter/SMS just before the holiday starts (complete with directions, if necessary) to your tenant.
  • For the independent traveller we can provide full details of all airlines and car hire companies servicing the local airport (Alicante/ Murcia)
  • Our shop is situated just off the AP7 motorway, 20 minutes away from Alicante and Murcia airports enabling clients to collect keys en-route, also enabling us to provide a meet and greet service at both local airports (Alicante/Murcia) or at the property, depending on whether they are hiring a car or using our airport collection service.
  • For the more discerning traveller we can add luxury items and services including fresh fruit baskets, champagne on ice, chocolates, flowers, cards, luxury towels and toiletries. We also offer a variety of welcome packs (Please see our welcome pack page for more details) which can be customized to suit the person or occasion.
  • On final payment ( before the holiday commences) we will take a fully refundable deposit from the tenant to cover damage/breakages.

When the tenant is in the property:

  • We will familiarize the tenant with the property (eg. Fire exits) and appliances.
  • We will provide the tenant with an emergency contact telephone number where a senior member of management will be available to deal with any problems.
  • We can provide many services at cost to the tenant such as babysitters, laundry services and linen and towel exchange and many more.

For all of these services our fee is 15% of the booking.

Renting your property out

When you decide that you want to rent your property out, we are here to provide all the services that you need and take away the stress of having to rent the property out yourself. Every step of the way we are here to make sure your property is at its best and returning a substantial income.

The first step we would take is to discuss with you what you wish to achieve from your property and how much help you want to have from us. We would then view your property and advise you of any way in which you could improve the rental potential, depending on whether you would like to put the property for long let or just on short holiday lets allowing yourself some time in the property.

We will take photographs and create a detail sheet of your property including any information that would interest possible tenants, this would be displayed in our shop windows and copies will be available for people to take home and browse at their leisure, we would also dedicate a page of our website to advertising your property, allowing people all over the world to view it and we advertise some of our properties in the local newspapers and on tv. We have found all of these advertising methods very successful as they reach a wide range of people worldwide.

Properties being put out on a long let are usually furnished and have washing machine and fridge (not a necessity) but do not need bedding ,towels, toaster, kettle etc.. these are usually brought with the tenant as it will be there full time home. When the property is let the water and electric bills will be transferred into the tenants name so that they are paying for what they use, this is different for holiday lets as the bills will remain in your name and be payed by you, this is ok because a holiday let returns more money per week.

When furnishing your property for rental you may feel that going for the cheapest furniture is the best, although from experience we have found that buying furniture in the low to mid price range are usually better quality and wont need replacing as often, beds especially must be comfortable, if you would not get a comfortable nights sleep in the bed you choose, chances are neither will the tenant. The happier the holidaymaker the more chance of a repeat booking, and we all know that if you cant get a comfortable nights sleep you will be grouchy and wont enjoy your holiday as much as you should.
When furnishing for holiday lets you must provide everything that you would expect to find on holiday such as kettle, toaster, iron, glasses, microwave, tv and dvd player(not a necessity but always appreciated for those occasional rainy days and nights)bedding and towels (3 sets of each for accidents and changeovers), books, dvds and games are also a nice touch.
We can offer full furniture packs at all different prices to suit your needs, from both British and Spanish furniture makers. We can also arrange for a safe, shower screens, white goods, lights and doorbells to be delivered and fitted by a qualified tradesman.

If you are putting your property on a holiday let but still would like to use the property yourself we advise that you have a locked cupboard for your personal items. For holiday lets it is also a good idea to make a file of any house rules, instructions for electrical equipment etc, menus or flyer's for good restaurants and bars, local taxi numbers, emergency numbers and any places of interest(beach, shopping centres, etc...).

when the property is let we will make sure a deposit is taken and contracts are signed, we will also make sure there are no problems and your tenant settles in ok. We offer a full property management package for all of your needs. Please visit our property management page.

Never forget that renting your property in spain is a business and should be treated as such. The better your property is marketed and managed, the more money you are likely to return. And although using a friend or neighbour to manage your property may seem slightly cheaper, it may not be maintained as well as a fully legal spanish management company would.
